Way back on Monday, we introduced 2870 Washington St, aka this week's PriceSpotter. To refresh your memory, 2870 is a full-floor TIC in Pac Heights with three bedrooms and 2,482 sq ft of leg-stretching space. Despite the fact that everyone seems to disparage TICs these days, guesses were all over the place — ranging from $2.1M down to "$250 and a trader joe's gift card." The closest guess, informed by the economy and the "TIC factor," was $1.6M from reader A Castro Condo, who thought it might be way too low. Yes, it is a bit low, but not too low. Actual Listing Price...$1,650,000.
