    The Hard Sell: Cute, smallish lower-unit space in a '30s house with some very nabe-loyal landlords. Bold and underlined: studio is located in "a safe neighborhood of owner-occupants like ourselves, artists, and long-time renters." We think they doth protest a bit too much?

    The Hard Sell: 717 Treat Street at 20th. "Very quiet and bright" unit at 717 Treat Street at 20th. Treat Street, you say? The header screams: "IN SAFE, CONVENIENT LOCATION."Hmm. No laundry on site, but there's a spot a block away -- if you dare. No photo -- hmm, wonder why?

    Where:Lower Nob Hill
    How much: $1345
    The Hard Sell: New paint and fixtures, crown molding. Post at Leavenworth building is "safe, quiet and on a friendly and clean block." Just don't head south or west and you'll be just fine.
