Under 500 Club: 461 Oak Street Triple Play

The Under 500 Club is Curbed SF's exclusive members-only support group for those homes on the market for less than $500,000. Things are looking up: Once the domain of poorly (if at all) staged homes, the Club's membership has grown to include both shitboxes and hidden gems. All listings of note should be sent to the Curbed SF Inbox.

The three units at 461 Oak Street, a Victorian triplex at the heart of Hayes Valley, are all on the market, all currently vacant, and all questionably staged.

#A: 2 bedrooms, 1 bath, 945 sq feet, $455,000. The best deal, space-wise, with high ceilings to boot. Beware: rusty heating pipes and "chunky moldings."
#B: 3 bedrooms, 1.5 baths, 941 sq feet, $495,000. Renovated kitchen and baths, and original stained glass in the living room bay window. Unknown: whether or not this "stylish" unit comes with those curtains, or if the buyer will have to return them to the hookah bar down the street.
#C: 2 bedrooms, 1 bath, 793 sq feet, $410,000. Note: "Rich" wood floors, laundry in-unit, city views, and not a lick of paisley in sight. But: don't bump your head on that A-frame ceiling. Or! Take your chances at the landlord lifestyle and snag the whole building at a discount: 3,075 square feet, just $1,299,000. Consider it an investment.
